Waratah Secondary House is an affordable housing project, shaped by minimising costs and maximising efficiency at every opportunity.

Using prefabricated materials with high thermal efficiency, such as SIPs and fibre cement panels, a simple, box-like form was conceived, expediting construction times and keeping costs low.

The requirement of elevating the ground floor level to 1.2 metres – due to flood controls – resulted in a split-level programme and a generous spatial experience that defies the small floor area.

Embracing constraints of budget, floor area and flood controls led to a unique design particular to site and rich in amenity.

This project has been longlisted in the urban house category of Dezeen Awards 2020.
